A project with a sea view – St Michaels Court – Our team at AW Construction continues to make excellent headway on our enhancement works to a block of flats directly overlooking Folkestone Harbour. With uninterrupted views across the English Channel and down the coast to Dungeness, along with roof tops views across F51 and towards Foord Road Viaduct, the building occupies a great position within the town.

The project is about much more than the setting though—it is about preserving and improving the living environment for residents through a carefully designed and comprehensively delivered programme of works.

From the outset, a full scaffold was erected around the property to provide safe and secure access for our operatives. With the scaffold in place, work has progressed steadily across multiple areas of the building. The scope of the project is wide-ranging and includes both essential repairs and longer-term improvements aimed at enhancing comfort, safety, and durability for residents at St Michaels Court.

To date, we have successfully carried out brickwork repairs, carefully restoring damaged sections of the external façade while maintaining the building’s original character. Our team has also begun installing cavity insulation to improve thermal efficiency, with insulation boards held in place by temporary timber frames. These are now awaiting the fitting of permanent external fascia coverings, which will provide both protection and a clean, finished appearance.

Alongside these works, we have undertaken preparation and painting of handrails and guards, refreshed key safety features of the building while improving the overall look and resilience against the coastal weather conditions. Additional repairs across the structure have also been advanced in line with the agreed scope of works, ensuring the programme remains on track and coordinated across the different trades involved.

Progress at St Michaels Court has been driven by the excellent leadership of our Site Lead, Andy, whose commitment and attention to detail have been instrumental in keeping momentum high. Supported by our Project Manager, Dan Jones, and with close collaboration from our client FHDC, the project is currently running around two weeks ahead of programme—a testament to the proactive planning and teamwork from our staff.

Further elements of the project that will be delivered in the coming stages include:

• Concrete surface repairs to reinforce the building’s structural integrity.
• Replacement of rainwater downpipes to ensure effective drainage.
• Triflex waterproofing installation to balconies, offering durable protection from the elements.
• Replacement cavity trays, to ensure wicking away of condensation and water.
• New window installations, improving both energy performance and resident comfort.
• Decoration works to the front elevation, providing a refreshed, modern finish.

Safety and communication remain central to our approach. Clear AW Construction signage is in place across the site, ensuring residents and visitors understand active working zones and can move around the building safely. Dedicated pedestrian routes have been created to separate foot traffic from site activities, reducing disruption and maintaining an orderly environment throughout the programme.
