We have recently carried out a full refurbishment to a narrow and outdated WC facility situated at Grove Park Station in Southeast London for one of our long-term clients. The facilities were in a poor condition, with significant hygiene concerns, dampness, and structural wear.
The project scope was to restore the space to a clean, modern, and fully functional standard within a tight timeframe whilst the station and surrounding retail units remained operational. Modernising outdated facilities will always present its challenges, with our skilled directly employed team on site, who are used to these types of projects, the works carried out enabled us to bring this WC back into use for the benefit of the retailers within the vicinity of Grove Park Station.
The main scope of works comprised of the following:
Painting & Finishing
- Front wall painted white with the main door in anthracite
- All internal walls, floors, ceilings, skirtings, coving, partition walls, and internal doors finished in white
- Replastered 15m² of internal walls with Thistle Multi-Finish plaster for a smooth, durable surface
Repairs & Removal
- Removed all existing rubbish, damaged skirtings, and coving
- Made good, damaged walls and beams
- Repaired partition walls and all internal doors
Installations
- Fitted new door handles, locks, and WC signage
- Installed new plasterboard ceiling, replacement skirtings, and coving
- Installed new loft hatch and locks with a master key system
Plumbing Works
- Installed dual-flush toilet systems and self-closing taps for water efficiency
- Removed redundant water tank and fitted new water heaters
- Ensured all basins and toilets were leak-free
- Repaired damaged toilet fixings and fitted new toilet lids
Electrical Works
- Removed redundant fixtures and wiring
- Installed new extractor fans, LED lighting throughout, and new wall heaters
- Completed a full Electrical Installation Condition Report (EICR)
Challenges
The main challenge was the limited space within the unit. To maintain efficiency and safety, only two to three tradespeople worked on-site at any time. Careful coordination and resource planning from our HQ here at Folkestone and with the Project and Site Manager ensured smooth progress and minimal disruption.
Environmental
With the limited space available we planned waste removal around the works being carried out and vehicle movements to and from our yard daily. Once waste was returned to the yard it was disposed of in the carefully managed segregated waste stream bays we operate here at AW Construction.
Results
The refurbishment at Grove Park Station was completed ahead of schedule and to a high standard. The client was particularly impressed by how the facilities were transformed from an unhygienic, damp space into what they described as “almost new” condition.
