Following the completion of 13a Goswell Hill it wasn’t long before we were putting the final touches to the arch at 11 Goswell Hill for our client The Arch Company. We were asked to deliver the full refurbishment of this two-storey railway arch in Windsor. The unit had previously been used as a bar and entertainment venue and required full strip-out and modernisation to support future commercial use.
The project involved significant internal alterations, upgraded building services, and improved access and safety features; all delivered within a constrained, pedestrian-only site.
The main scope of works included:
- Removal of the existing unused bar, toilets, and entertainment space
- Full refurbishment of the fitted-out unit across two floors (ground floor and mezzanine)
- Decoration of all internal surfaces
- Installation of new floor finishes throughout
- Installation of a new ground source heat pump to improve energy efficiency
- Installation of a new internal metal staircase providing access to the mezzanine
- Upgrade of the external metal fire escape
- Replacement of the existing security shutter
All works were completed to provide a clean, modern, and compliant commercial space.
Access and Site Constraints
The site presented similar logistical challenges to 13a:
- No vehicular access to the arch
- Restricted parking in the surrounding area
- Pedestrian-only access for all materials, equipment, and waste removal
- Removal of a large, heavy metal bar from within the unit
These constraints required careful planning of deliveries, sequencing of works, and close coordination between trades to maintain programme timetable and site safety.
Challenges and Solutions
The primary challenge was managing the refurbishment within a pedestrian-only environment.
All materials and waste had to be manually handled and scheduled removals movements to minimise disruption to the surrounding area.
Our Project Manager and Site Lead mitigated these challenges by:
- Programming deliveries during quieter periods
- Using experienced in-house operatives familiar with constrained urban sites
- Maintaining a tidy, well-managed site throughout the project lifecycle
Delivery and Supply Chain
All internal fit-out works were completed by AW Constructions in-house operatives, ensuring quality control and programme deliver expectations of our client.
- Flooring installation was carried out by Scott Grant Carpet
- Security shutter replacement was completed by S and S
This approach allowed AW Construction to maintain direct oversight while using trusted and vetted specialist subcontractors where required.
Waste Management
All waste generated during the project was removed and disposed of correctly. Waste removal was carefully managed to suit the pedestrian-only access, ensuring the site and surrounding public areas were kept clean and safe at all times.
Community Engagement
Our resourcing team engaged positively with the local community through the employment of a locally based labourer for the duration of the project, supporting local employment and knowledge of the area.
Social Value
Social value was delivered through:
- Ongoing use of local suppliers, including Screwfix, Brewers, and Travis Perkins
- Employment of local labour
- Efficient refurbishment of an underutilised commercial space, supporting long-term economic activity in the area
Outcome
The refurbishment of 11 Goswell Hill successfully transformed the former bar and entertainment venue into a modern, flexible commercial unit. Despite access constraints, the project was delivered efficiently, safely, and to a high standard, meeting the client’s requirements and enhancing the long-term usability of the asset.
