PROJECT OVERVIEW

We have recently completed the minor refurbishment of an arch in Goswell Hill, Windsor, one of many we have been working on over the past few months. The project added another fully refurbished unit to The Arch Co estate, delivered on programme and within the agreed costs. The space was already partially fitted out, but over time occupation had left it tired and in need of a freshen up. Our brief was to sharpen it up, address underlying service issues, and hand back a unit ready for letting.

Scope of Works

The scheme covered refurbishment across two floors of this commercial unit. Works included an  internal redecoration package, repairs to existing cast concrete worktops, floor levelling, and applying finishes matched closely to existing surfaces to maintain continuity. Externally, the front elevation timberwork was redecorated in black to restore the original appearance.

Several key building services required replacement. The existing air-conditioning system had failed and was removed and replaced with a new, fully commissioned unit. The macerator was renewed to resolve ongoing reliability issues, and the security shutter was replaced to improve safety and ease of operation.

Testing and Compliance

A series of compliance checks were completed as part of the handover package, including commissioning of the new roller-shutter, a full Electrical Installation Condition Report (EICR), and emergency lighting testing (EML).

Challenges and Delivery

The site access is pedestrian-only, which ruled out standard delivery and waste-removal methods. Careful sequencing and planning kept materials flowing in and waste flowing out without disrupting the public or other tenants. All core works were delivered by our own operatives and in-house electrical team, ensuring consistency and control throughout.

Specialist elements – such as AC installation and the new security shutter – were carried out by approved contractors with whom we have established working relationships.

Local procurement was prioritised wherever feasible. A significant portion of materials and consumables were sourced from nearby suppliers, supporting businesses in the area and reducing transport impacts.

Outcome

This arch in Goswell Hill was handed over to the agreed schedule  and on budget, with all services tested, finishes refreshed, and systems brought back to full working order. What began as a tired partially  fitted-out unit is now a clean, reliable and well-presented space ready for its next occupier. This project adds to our growing track record of delivering consistent, dependable refurbishments across the arches and wider estate of our client.
