We have completed another strip out project for our client, this time in Crucifix Lane, just in the shadow of The Shard and a short walk to London Bridge.
Having a very short schedule of works to carry out these works meant that a lot of forward planning was out into place to make sure that everything was in place for the works to be carried out in 9 days.
The main scope of the works to this arch consisted of the removal of:
- All Internal doors, frames and architraves
- All Carpet / underlay
- All suspended ceiling finishes
- All wall linings
- Complete Mezzanine structure, floor subbase, joists
Further to these works a number of trial pits had to be dug by hand ranging from 1m long to 26m in length to a maximum depth of 500mm. After the inspection of these pits had been undertaken, they had to be backfilled with some of the more suitable excavated materials in layers as specified in the scope of works.
Given the historic nature of this area and the listing of this and surrounding structures our team had to make sure that works were carried out in sympathetic way to avoid any damage to the structure, this was particularly important with the cutting and excavation of three trial pit holes into the concrete slab so that a structural engineer could confirm that the footings of the arch were OK.
Due to the location, we were unable to have standard skips or wait and load skips and had to ensure that all waste material was placed in rubble trollies and then removed to waiting vans, carrying out this exercise up to 3 times per day. Careful planning ensured that this did not delay the programme of works.
Similarly, all deliveries had to be made as early in the day as possible to avoid the traffic that builds up in this area and the double red lines on most of the roads. Dropping plant and materials and van sharing by the team ensured as fewer transport trip as possible, mitigating our impact on the local area.
Our site team under the guidance of the Project Manager worked closely to make sure the project was carried out to schedule and handed back to the client on the specified date. This is part of the ongoing development of this series of Crucifix Lane arches heading up towards London Bridge and The Shard. Yet another arch project completed for our long-term client.
