We have recently completed another project for our client Arch Co in Southeast London. This certainly was challenging project given the location and the access requirements to carry out some of the works within the lengthy schedule.
It certainly was a quirky layout (as described by our site manager) as the rear yard and one reception area, was one side of the railway track and the main open area and toilets and two enclosed arches was on the other side.
Our team delivered a package of works which included:
- Service both shutters and fire exit door.
- Electrically, install 22 new LED lights and remove the comms box, carry out an EICR test.
- Remove the iron gate, kitchenette, extraction units, signage, debris & vegetation.
- Clean all glazing, doors, shutters, floor, glass roof, toilets and basins.
- Paint shutters, brickwork & partition walls, electric cupboard, W.C.’s x 2 and locker room.
- Install new water heater, pea shingle and rear yard door.
- Various electrical works (new DB, armoured cable supplies etc)
- 360m2 of Latex & primer to floor
- 36m2 Masonry paint to end walls of two arches
- Decorate grills and window run at the front elevation on Hinton Road.
- Replace corrugated roof to toilet run and fire exit side.
Challenges?
Accessibility, to clean the gutters and repairing sections of the glass roof was a challenge, as there was no access hatches in the existing roof and the structure was unsafe to walk across.
Positives
The finished article looks very good compared to how it looked when we first started on site.
All of the works are delivered by our directly employed workforce which cover a wide variety of trades meaning that we have tighter control over what works get done and when plus the ability to react very quickly to any reactive works that may present themselves as the project progresses.
