On this project we covered a wide variety of external enhancements to this busy industrial estate incorporating several railway arches. With all works being external the weather played a crucial part in us completing the works as several of the key elements in these works were very weather dependent.
These external works were needed to enhance the workplace environment for the onsite tenants and in the main consisted of:
- Paint all bollards, security hut windows & doors inside & out, 4 arch infills, 16 pillars and one shutter.
- Clean the graffiti off brick work, shutter and cladding prior to painting.
- Install a No-Entry sign, 5MPH sign, one way sign, 2 x digital locks and a new corner trim to the damaged edge of Unit 1.
- Refresh the existing line markings throughout the estate.
- Spray the complete 3-Unit standalone block.
- Replace damaged lead flashing at DPM on corner of standalone unit.
As this is a live site the works had to be planned not only around the weather but in close collaboration with the tenants to ensure that their businesses were not affected. No matter how hard you plan any programme of works something always comes along, and in this case the sudden erection of a scaffold to carry out works to one of the roofs meant we had to work around this to complete on time.
Security on site is a major concern, and we had to manufacture a protective shroud over the Digilock to prevent unwanted use as the gates were nonstandard. With the amount of traffic coming on and off site refreshing the existing line markings was also a challenge ensuring that no vehicles were parked in their way or run over, carefully sectioning off areas so that our operatives could carry out the works safely and the public were also protected.
Certainly, a challenging project to complete, weather really pushed the team, a busy site with traffic, clients and the public all added to the daily rescheduling, with all this against us we still handed over the project on time to the satisfaction of all parties.
Project was overseen by Paul Woodbury and our team who work continually on railway arch projects. Titan Business Estate is excellently located adjacent to Deptford train station and Deptford High Street. Deptford Market Yard is also within a stone’s throw away, providing amenities including coffee shops, fresh food and artisan produce.
