PROJECT OVERVIEW

We have completed another project at the Ashford Designer Outlet for our valued client. Having worked here on several occasions we used our extensive knowledge of the site to our full advantage during the works programme.

This was a full strip out of a large existing unit that had been vacated by the previous occupier, when we say full strip out, we mean it!

The programme of works was extensive, and not limited to:

  • Isolation of all incoming services
  • Full strip out of unit 165 side including: Front of House, toilets (Male/Female plus Disabled Facilities)
  • Full strip out of Front of House on unit 161 Open kitchen, back of house preparation area, except for: Walk in chiller/freezer, Plant Room, staff room and office.
  • Strip out of various HVAC components
  • Lifting of flooring with specialist machinery
  • Reinstate party wall between both units and white box – including intumescent fire wall provision

Many of the works within the programme had to be carried out outside of normal opening hours of the outlet to minimise disruption for the public and other centre users. Alongside this, the previous tenant asked us to save the existing staging and decorations, pack and store safely.

We were also asked to carry out the removal of two shop canopies outside of normal operating hours, which again required machinery on site to minimise the impact to daily operations, but also for health & safety purposes. Our teams had a lot of 5 o’clock starts!

Due to the volume and nature of arisings, including the additional strip out we called in specialist recyclers EMR who provided 40-yard ro-ro skips which we filled, twice generating 7.5t of recyclable metal waste. Floor tiles and adhesives were also segregated for re-use as backfill.

Our photos have a pinkish glow to them due to the manifestation and outer window display of these units.
