At AW Construction, we love to take pride in our work, leaving a legacy where we can stand back, look at what we built and proudly announce ‘we did this.’ However, we understand that without the right people on board getting to that point can be extremely stressful and full of pitfalls, whether a planning submission is refused, or the budget seems to have a life of its own as costs spiral.
This is why we offer our full design and build package on a wide range of facilities, including retail and commercial units, non-residential, and residential homes on behalf of local authorities and land owner/developers. Our works cover from complete newbuilds to extensions and renovations.
Our experienced in-house management teams can take all the stress and hassle out of the entire process for you, we work closely with our clients to learn and fully understand their requirements and expectations at the concept stage. Then, whether engaging in the land acquisition, commencing planning drawings or managing the detailed design process, AW Construction will ensure that your requirements and visions are achieved making sure value for money is met at every corner and that the best return on investment is realised.
We will manage the project from start to finish. Initially, the architects will manage the teams through the design stages from concept to full submission, engaging with the local planning departments as the design progresses. Once planning permission is granted, the design process continues as we manage the consultant team through to a set of construction plans ready for approval by building control – again, we will manage this process and interactions.
In addition to the usual suspects, architects, civil engineers, structural engineers and landscaping architects, more consultants may be required to be engaged to comply with any planning obligations and building regulations, such as fire, acoustic, archaeology, ecology and environmental.
Utilising our in-house team of Quantity Surveyors, Senior Estimators and Buyers, we will ensure that the market is tested to get the best value on the project, initially looking to use our own inhouse multi trade workforce to give best value for money.
Once the designs are agreed our Project Managers will continue to oversee the project during construction working alongside experienced site managers. Once the designs are complete and any pre-start planning conditions have been discharged, our Site Managers will prepare the project for commencement. To keep our operatives safe on-site and comply with regulations, we will install the correct welfare and health and safety measures before starting any pre-commencement works such as asbestos removal, environmental cleans and demolition of existing buildings.
Working closely with the Project Manager and commercial teams, our trained and experienced Site Managers will be ever-present on the project to ensure that the project is built correctly. In addition, they will liaise with the local authorities, building control and building warranty for site visits and inspections, where stage signoffs are required.
